Contract Maintenance Manager III

Position provides oversight, direction, and coordination for all operations and maintenance (O&M) activities at the assigned jobsite to ensure adherence to contractual objectives. The position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds. Essential Duties and Responsibilities Perform O&M management administration functions, handling various actions and problems related to assigned contracts. Monitor management plans designed to achieve contractual objectives and support subcontractors, support staff, trades, and crafts. Schedule work to be performed. Submit monthly progress reports in accordance with contract and company requirements. Manage and allocate contract resources; monitor budgets. Ensure safety of all personnel on site, including subcontractors, and compliance with environmental standards and quality of work. Conduct staff training, safety meetings, and briefings. Address customer and employee complaints. Perform maintenance of HVAC systems and other contract management tasks in the field. Perform additional duties as required. Knowledge, Experience, and Skills Requirements Knowledge of applicable codes and standards such as TJC, NFPA, EPA, and OSHA. Skilled in operation, repair, and maintenance of HVAC, electrical, plumbing, mechanical, fire, and security systems. Knowledge of OSHA safety regulations and PPE procedures. Ability to conduct accident investigations and safety inspections. Proficient in English communication skills (reading, writing, speaking). Proficient with Microsoft Office Suite and basic computer skills. Strong written and oral communication skills. Work Experience Minimum of 5 years of verifiable experience in healthcare business occupancy medical facility O&M. Experience in servicing and renovating commercial buildings, managing workforce responsible for operations, maintenance, and repair of infrastructure systems. Education, Licenses, and Certifications High School Diploma required. Common Access Card required. This job description is subject to change based on employer needs.
