Freelance Building Surveyor / Project Manager – Site Delivery (Outside IR35) Location: Stoke-on-Trent (multi-site) Rate: Competitive day rate (Outside IR35) Duration: 6–9 months Start: ASAP We are currently recruiting for a freelance Building Surveyor / Project Manager to support a major PFI school handback programme across approximately 20 sites in the Stoke area. This is a site-focused delivery role , ideal for someone confident managing contractors and ensuring high-quality outcomes on the ground. You’ll act as the client-side lead, overseeing project progress without being involved in design or specification – these elements are handled by the local authority’s consultants. Key Responsibilities: Day-to-day project management across multiple school sites Procure and coordinate contractors for refurbishment and compliance-based works Conduct regular site visits to monitor progress and quality of work Ensure works align with programme timelines and handback obligations Act as liaison between stakeholders, consultants, and contractors Requirements: Experience delivering projects within the public sector, education, or PFI environments Strong background in site-based delivery and contractor management Ability to manage multiple schemes simultaneously Excellent communication and organisational skills Comfortable working in a fast-paced, multi-site environment This contract is outside IR35 and offers around 6–9 months of work , with potential to extend. It's a great opportunity to play a key role in a significant estates programme without the need for technical design or spec development.
