The Role: As Project QS, you will be a core part of the commercial team, working in close partnership with the Commercial Director, your primary responsibility will be to oversee all commercial aspects of a super-prime residential project based in W1 with an initial budget of £10 million. You will be instrumental in managing project cost control, contract management, and procurement and will act as a senior point of contact with clients, consultants, and subcontractors. Key Responsibilities: Lead all commercial functions for your project in Prime Central London and key UK locations Manage cost planning, cash flow forecasting, procurement, contract negotiation, and risk management Develop strong relationships with key consultants, client representatives, and subcontractors Actively support pre-construction and tendering activity, contributing to bid strategy and pricing Represent the business in key negotiations, protecting commercial interests while maintaining long-term partnerships Occasional travel to the US or Caribbean offices for group meetings and collaboration Requirements: Proven experience at project quantity surveyor level in the super-prime or high-end residential construction sector Demonstrable track record of managing large-scale, complex projects over £10 million Excellent understanding of contract law (JCT and bespoke forms), procurement strategy, and commercial risk Outstanding leadership skills Gravitas, discretion, and an ability to operate in client-facing environments at the highest level A collaborative and proactive mindset, comfortable in a dynamic, growing organisation Degree-qualified in Quantity Surveying or Construction Management (or similar) Whats on Offer: A rare chance to join a growing UK business backed by an established international group Opportunity to shape commercial systems and team structures from the outset Leadership role with visibility across board-level decision-making Regular international travel and exposure to a global project portfolio Competitive base salary, generous bonuses.
